Elevations

Front, right side, left side and rear view.

Includes exterior detail on all four sides of house drawn to scale.

Foundation Plan

All foundations are crawl space or basement with conventional concrete spread footing & masonry wall construction with brick or stone veneer.  We use 8" walls for crawl spaces & 12" walls for basements.  Some basement walls are engineered with steel and concrete depending on backfill.

Includes all information for the placement of footings, walls, piers and pads. Plan and section views.

First Floor Plan

Walls are 2 x 4 @ 16" oc./ solid headers, trimmers and corners. 1/2 OSB sheathing with building wrap.

Includes all information for placement of all walls, windows, doors and other openings;  posts, columns, beams and special headers.  Location of cabinets, fixtures, appliances, stairs and steps. All ceiling heights and type ( ie vaulted, boxed or trayed) / pitch in vaulted rooms.  Location and placement of decks & porches. 

Second Floor Plan

Includes all information for placement of all walls, windows, doors and other openings;  posts, columns, beams and special headers.  Location of cabinets, fixtures, appliances stairs and steps. All ceiling heights and type ( ie vaulted, boxed or trayed) / pitch in vaulted rooms.  Location and placement of decks & porches. 

First Floor Framing 

First floor framing is 2 x 10 syp joists @ 16"oc.with 2 x 9 1/4 LVL girders / ledger strip & pt plate.

  First Ceiling, 2nd Floor Framing

Framing is 2 x10 syp @ 16" oc.& TJI joists; beams are LVL's. LVL & steel flitch plates & I beam steel.

Includes location and placement of all joists and beams.

Second Floor Ceiling Framing

Framing is 2 x 8 spf @ 16" oc./ LVL beams.

Includes location and placement of all ceiling joists and beams.

Roof Framing

Framing is 2 x 8 spf @16"oc. / LVL's for all hips & valleys.
